38. Approval of the storm drainage system shall he subject to the review and approval of the <br />City Engineer and "Gone 7, as applicable, that the system is adequate, connects to an <br />approved point of discharge, meets any and all applicable requirements of the Alameda <br />County Flood Control. District -Gone 7, meets any and all applicable requirements of the <br />Federal Emergency Management Flood Hazard Program, the California Department of <br />Fish and Game, and meets the immediate and long-range requirements of this <br />developtrient and all upstream areas intended to be drained through this development- <br />39. All utilities required to serve the proposed development shall be installed underground, <br />unless otherwise determined by the City Engineer. <br />40. The applicant shall submit a final utility plan showing the proposed water supply and <br />electric power distribution for the site. Said plate shall be subject to the review and <br />approval of the CJity Engineer and the Planning Director prior to the issuance of any <br />building permits. <br />41. Any damage to existing street or sidewalk iniprovetrtcnts during construction on the <br />subject property shall be repaired to the satisfaction of the Planning Director and City <br />Engineer at full expense to the developer- "Phis shall include slurry seal, overlay, or street <br />reconstruction if deemed warranted by the City Engineer- <br />42. The applicants contractor~s~ shall obtain aim encroachment permit from the City Engineer <br />prior to moving any construction equipment onto the site. <br />URBAN STORMWATER RUNOFF REQUIREMENTS <br />4tortrtwater Design Requirements <br />43. The applicant shall drain additional areas of the proposed parking lot through vegetated <br />swales, subject to the satisfaction of the City Engineer and Planning Director. Only those <br />areas that cannot feasibly drain into the vegetated swales (e. g., due to topography or lack <br />of an acceptable planter areal shall be allowed to drain to vault-type oil/water separators- <br />44. "I'he project shall comply with the Alameda Countywide NPDES Permii #C7A50029831, a <br />copy of which is available at the City offices- <br />45.
