Exhibit B <br />C7onditions of Approval <br />PUD-43, Paul Berchem <br />2538 Vineyard Avenue <br />April 7, 2005 <br />General Conditions <br />1. The proposed development shall be in substantial conformance to ttac development plans, <br />Exhibit A, dated "Received, May 3, 2005", Color/Material board dated "Received <br />February 25, 2005", on f31e with the Planning Department, except as irtodif3ed by the <br />following conditions- Minor changes to the plans may be allowed subject to the approval <br />of the Plaritiing Director if found to be in substantial conformance to the approved <br />exhibits, Exhibits A-B, inclusive. <br />2. The PUD development plan approval shall lapse two years from the effective date of this <br />ordinance unless a building permit is obtained and construction diligently pursued, unless <br />otherwise vested by an approved development agreement for the property. <br />3. The applicant shall work with the Building Department, Planning Department, and the <br />Pleasanton United School District to pay the appropriate school fees for the new hoarse <br />construction. <br />4. The design review approval shall expire aRer one (I~ year from the date of final action, <br />unless activated by obtaining a building permit- PUD development plan, which <br />established the site development standards for this parcel, shall not expire. <br />5. All conditions of approval for this case shall be reprinted and included as a plan sheet<s) <br />with the building permit plate check sets submitted for review acid approval- These <br />conditions of approval shall be on, at all times, all grading and construction plans kept on <br />the project sitc_ <br />6. Prior approval from the Planning Department araust be received before any changes are <br />constituted in site design- grading, building design, building colors or ar~ateri al s, <br />laaidsczape material, e.tc_ <br />7. At no time shall campers, trailers, motor homes, or any other vehicle be used as living or <br />sleeping quarters on the construction site. All such vehicles, if aa~y, shall be removed <br />Isom the site at the end of each workday. <br />8. The approved building iraaterials and colors shall be stated on the building permit plans to <br />the satisfaction of the Planning Director. Substitutions shall not be allowed unless <br />otherwise approved by the Planning Director. <br />
