Resolution No_ PC-2005-15 <br />Page Three <br />Streets and buildings have been designed. and located to con-xplement the <br />natural terrain and landscape. <br />As conditioned, the proposed developxrxent of the site has been designed to be <br />consistent with the Vineyard Avenue Corridor Specific Plarx_ The access to the <br />site would be tiom Vineyard Avenue Trail, axed the building pad has been <br />designed to generally follow the site's natural contotars which help minimize the <br />visibility and reduce the amount of grading necessary to construct the residence. <br />Additionally, the proposed building is a one-story building. The building design <br />and orientation would reduce the building's visibility from the adjacent recreation <br />area and public view. Therefore, this Ending can be made. <br />6. Adequate public safety measures have been incorporated. into the design of <br />the proposed development plan. <br />'Through the provisions of the V incyard Avenue Corridor Specific Plan and. the <br />proposed conditions of approval, all public safety measures would he addressed. <br />The access to and from the proposed residence would be from Vineyard Avcnuc <br />Trail rather than Vineyard Avenue, which is a busy public street A berm would <br />be created along the Vineyard Avenue side o£the lot to provide a noise and <br />landscape buffer to separate the house from Vineyard Avenue. 't'herefore, this <br />finding can be made. <br />7. The proposed development plan conforms to the purposes of the <br />PUD Distri ct_ <br />The development o£the existing PUD zoning designations for the Vineyard <br />Avenue area recognized the fact that the parcels in the area are irregularly shaped <br />and that the PL7D zoning district was needed in order to properly implement the <br />Vineyard Avenue Corridor Specific Plan and to facilitate development in a <br />reasonable and orderly maxxrxer. The proposed PL7D plan, through the <br />conditioning o£the subject PUD development plan, would substantially conforms <br />to the intent and requirements o£the Vineyard Avenue Corridor Specific Plan. <br />Therefore, ibis tiu~li rxg c:an be xTxade. <br />8. T'or the reasons articulated above, the proposed rezoning is consi stem with <br />the objectives of the Zoning Ordinance set forth in Pleasanton Municipal <br />Code Section 18.04.01 O_ <br />
