2"7. The project developer shall disclose the following information to the future owners of <br />these parcels: <br />a_ That the adjacent property owner to the west has livestock. <br />b_ That Sycamore Greek Way will be extended as a bypass road to the City Golf <br />Course_ <br />T he exact language of said disclosures shall be reviewed and approved by the City <br />attorney before recordation. of the final parcel map for the subdivision covered by this <br />approval. <br />28. With recordation of the final parcel map covering this development, the project developer <br />shall dedicate to the City of Pleasanton an additional eight-foot wide Public Service <br />Easement APSE) along the project frontage of Sycamore Terrace and an eight-foot wide <br />PSE along the project frontage of Sycamore Creek Way_ <br />Plauning Req uirementsc <br />29. The second unit covered by this approval shall comply with all the applicable <br />requirements of Pleasanton Municipal Code Chapter 1 8.108 Second Units. A restrictive <br />covenant shall be recorded against the lot with the Alameda County Recorder's Office <br />prior to the issuance of a future building permit from the building department regarding <br />restrictions on the second unit. Please provide a copy of the deed and legal description to <br />the Assistant City Attorney who will prepare the doct.irxtent for your signature. <br />30_ The project developer shall provide a bond to the City guaranteeing the installation of all <br />common improvements and in$astructure improvements shown on the approved <br />development plan or otherwise required as part of this development plan approval. The <br />project developer shall provide an itemized cost estimate of said improvements, to be <br />submitted with the bond, for the review and approval the Planning Director prior to <br />issuance of building permits. The bond shall be returned to the project developer upon <br />acceptance of said improvements by the Planning Director_ <br />31. The height oY'ihe structure(s~ covered by this approval shall be surveyed and verified as <br />being in conformance to the approved building height as shown in Exhibit "C" or as <br />otherwise conditioned. Said verification is the proj eci developer's responsibility, shall be <br />performed by a licensed land surveyor or civil engineer, and shall be completed and <br />provided to the Planning Department before the first framing or structural inspection by <br />the Building Department. <br />32. A list of all green building measures used in the design of the home~s~ shall be provided <br />for the review and approval of the Planning Director with the application for design <br />review approval for the home~s~. Each home shall be designed to include a minimum of <br />7 <br />
