"1'he lightittg plan shall be subject to the review and approval of the Planning Director, <br />prior io the issuance of a building permit. <br />9. Prior to the issuance of building permit, the applicant shall revise the plans to show all <br />easements on the site, including the sewer easement. <br />10_ As part of the project, the applicant shall install landscape screening. The quantities, <br />species, and locations shall generally conform to those shown in Exhibit A, with the <br />exception that the proposed plants in the sewer easement shall be relocated outside of the <br />sewer easement The £mal location of the plants shall be subject to the review and <br />approval of the Plax~tiing Director, prior to the issuance of a building permit. <br />1 1 _ All trees shall be a minimum of 1 5 gallons in size and all shrubs shall be a minimum o£ 5 <br />gallons_ <br />12. All proposed and required landscaping shall be irrigated. The site irrigation design shall <br />utilize low-volume drip, bubbler, or other water conserving irrigation systems to <br />maximize water conservation to the greatest extent possible_ The irrigation systems shall <br />include a soil moisture, rain sensor, or other irrigation efficiency device. 'fhe proposed <br />type of irrigation efficiency device shall be shown on the plans submitted for the issuance <br />of building penmits_ <br />13_ A final landscape plan and irrigation plan shall be submitted to and approved by Plar~.ning <br />Director as part of the building permit plan sets prior to issuance of a building or on-site <br />permit. Said landscape plan shall be consistent with the approved landscape plan plus <br />any conditions of approval, and shall be detailed in terms of species, location, size, <br />quantities, and spacing. The landscaping and irrigation plans are subject to the review and <br />approval of the Planning Director_ <br />14_ Prior to the issuance of a building permit, the property owner or applicant shall enter into <br />an agreement with the City, approved by the City Attorney, which guarantees that all <br />landscaping required for this project will be maintained at all times in a manner <br />consistent with the approved landscape plan <as conditioned for this development. Said <br />agreement shall run with the land for the duration of the existence of the structures <br />located on the subject property. <br />15_ All site improvement and construction activities shall be limited to the hours of 8:00 a.m. <br />to S_00 p_m_, Monday through Saturday_ No construction shall be allowed on Federal. <br />Holidays_ All construction equipment must meet DMV noise standards and shall be <br />equipped with muffling devices. <br />16. The applicant shall construct a containment area around the fuel tank, as required by the <br />Building and Safety Division. <br />1 7. All appropriate City permits shall be obtained prior to the construction_ <br />{e~zd} <br />
