"1'he lightittg plan shall be subject to the review and approval of the Planning Director, prior io the issuance of a building permit. 9. Prior to the issuance of building permit, the applicant shall revise the plans to show all easements on the site, including the sewer easement. 10_ As part of the project, the applicant shall install landscape screening. The quantities, species, and locations shall generally conform to those shown in Exhibit A, with the exception that the proposed plants in the sewer easement shall be relocated outside of the sewer easement The £mal location of the plants shall be subject to the review and approval of the Plax~tiing Director, prior to the issuance of a building permit. 1 1 _ All trees shall be a minimum of 1 5 gallons in size and all shrubs shall be a minimum o£ 5 gallons_ 12. All proposed and required landscaping shall be irrigated. The site irrigation design shall utilize low-volume drip, bubbler, or other water conserving irrigation systems to maximize water conservation to the greatest extent possible_ The irrigation systems shall include a soil moisture, rain sensor, or other irrigation efficiency device. 'fhe proposed type of irrigation efficiency device shall be shown on the plans submitted for the issuance of building penmits_ 13_ A final landscape plan and irrigation plan shall be submitted to and approved by Plar~.ning Director as part of the building permit plan sets prior to issuance of a building or on-site permit. Said landscape plan shall be consistent with the approved landscape plan plus any conditions of approval, and shall be detailed in terms of species, location, size, quantities, and spacing. The landscaping and irrigation plans are subject to the review and approval of the Planning Director_ 14_ Prior to the issuance of a building permit, the property owner or applicant shall enter into an agreement with the City, approved by the City Attorney, which guarantees that all landscaping required for this project will be maintained at all times in a manner consistent with the approved landscape plan <as conditioned for this development. Said agreement shall run with the land for the duration of the existence of the structures located on the subject property. 15_ All site improvement and construction activities shall be limited to the hours of 8:00 a.m. to S_00 p_m_, Monday through Saturday_ No construction shall be allowed on Federal. Holidays_ All construction equipment must meet DMV noise standards and shall be equipped with muffling devices. 16. The applicant shall construct a containment area around the fuel tank, as required by the Building and Safety Division. 1 7.
