property owner shall enter into an agreement with the City for the long-term <br />inspection and mainienance of the storm water facilities, the City Attorney shall <br />approve the exact language of this agreement and the agreement shall be <br />recorded- <br />38_ The project developer shall sweep or vacuum the parking lot and sidewalks a <br />minimum of once a month and shall prevent the accumulation of litter and debris <br />on the site- Corners and hard to reach areas shall be swept manually. If sidewalks <br />and/or the parking lot are pressure washed, debris must be trapped and collected <br />to prevent entry into the storm drain system. No cleaning agent may be <br />discharged into the storm drain. If any cleaning agent or degreaser is used, wash <br />water must be collected and discharged to the sanitary sewer, subject to approval <br />of the Dublin-San Ramon Services District. <br />39. The car wash area shall be covered as shown on the approved plan set and shall <br />drain through an oil/water separator to the sanitary sewer, subject to approval by <br />the Dublin San Ramon Services District, or collected in a holding tank for <br />removal by a disposal and recycling service. If the area is connected to the <br />sanitary sewer, a sign shall be posted prohibiting the dumping of hazardous <br />materials- Recycling of wash water is encouraged. No other area shall drain to <br />the car wash area, a berm shall be installed to prevent such drainage if found <br />necessary by the City Engineer and/or Director of Building Inspection- <br />40. Bulk construction materials stored outdoors that may contribute to the pollution of <br />storm water runoff must be covered as deemed appropriate by the Director of <br />Building Inspection. <br />41 . 'The project developer shall label all on-site storm drain inlets with the wording, <br />"No Dumping -- Drains to Bay" using City-approved methods and materials_ On- <br />site storm drain facilities shall be cleaned a minimum of twice a year as follows: <br />immediately prior to October 15 and once in January- Additional cleaning may be <br />required if found necessary by the Director of Building Inspection. <br />42. No vehicle service/detailing operations involving fluid changes, e_g_, oil changes, <br />inay take place on the property covered by this approval. <br />43_ The project developer shall include erosion control/storm water quality measures <br />ort the lirtal ~Tradirtg pl art which shall speciF tally address measures to prevent soil, <br />dirt, and debris from entering the storm drain system- Such measures may <br />include, but are not limited to, hydroseeding, hay bales, sandbags, and siltation <br />fences and are subject to the review and approval of the City Engineer/Director of <br />Building Inspection. If no grading plan is required, necessary erosion <br />control/storm water quality measures shall be shown on the site plan submitted for <br />an on-site permit, subject to the review and approval of the Director of Building <br />Inspection- The project developer is responsible for ensuring that the contractor is <br />aware of and implements such measures- <br />6 <br />
