Engineering Requirements- <br />29. The project developer shall redesign the driveway approach from Old Santa Rita <br />Road to comply with ADA standards. The redesign shall be submitted to the City <br />Engineer for review and approval before issuance of a building permit. Unless <br />otherwise approved by the City Engineer the width of this driveway shall be <br />reduced to 24 feat. <br />30. The project developer shall install the street $ontage improvements shown on <br />Exhibit "A" per Chapter 1 9.40.01 O of the Pleasanton Municipal Code and to the <br />satisfaction of the City Engineer. If required by the City Engineer, the project <br />developer shall dedicate the right-of--way determined to be necessary for the <br />installation of a new sidewalk along Old Santa Rita Road. The dedication shall be <br />completed before issuance of a building permit. <br />31. The project developer shall submit a refundable cash bond for hazard and erosion <br />control prior to issuance of a building permit. The amount of this bond will be <br />determined by the City Engineer. <br />32. The haul route for all materials to and from this development shall be approved by <br />the City Engineer prior to the issuance of an encroachment permit. <br />33. Storm drainage swales, gutters, and inlets »ot within the area of a dedicated public <br />street or public service easement shall be privately maintained by the property <br />owner. <br />34. Approval of the on-site storm drain system and bio-swales shall be subject to the <br />review and approval of the City Engineer before issuance of a building permit. <br />35. Any damage to existing street improvements during construction on the subject <br />property shall be repaired to the satisfaction of the City Engineer at full cxpen se <br />to the project developer. This shall include slurry seal, overlay, or street <br />reconstruction if deemed warranted by the City Engineer. <br />36_ The project developer's contractors) shall obtain an encroachment permit from <br />the City Engineer prior to moving any construction equipment onto the site. <br />Urban Stormwater Runof£ Requirem eats= <br />37. The project developer shall submit a final grading and drainage plan prepared by <br />a licensed civil engineer depicting all final grades and on-site drainage control <br />measures including bioswales. The irrigated bioswale located in the rear of the <br />property shall be redesigned to the satisfaction of the City Engineer so that more <br />of the storm water running off the paved surface of the storage area enters the <br />bioswale at its most upstream end. This plan shall be subject to the review and <br />approval of the City Engineer prior to the issuance of any building permits. The <br />5 <br />
