EXHIBIT B <br />G'ONDITIONS OF APPROVAL <br />PCUP-130/PDR-419, Hendrick Automotive Group <br />3830 Old Sautes Rita Road <br />January 26, 2005 <br />General Conditions. <br />1 _ The construction and operation of the vehicle storage and detailing area covered <br />by this approval substantially conform to development plans, )/xhibit "A", dated <br />"Received January 27 , 2005" on £ile with the Planning Department, except as <br />modified by the following conditions. <br />2. Minor changes to the plans or other aspects of the business operation, including <br />the vehicle delivery schedule, may be allowed subject to the approval of the <br />Planning Director if found to be in substantial conformance to the approved <br />exhibits_ The Planning Director may refer the matter to the Planning Commission <br />ifjudged to be substantial. <br />3. The project developer shall obtain a Building Permit from the Building <br />Department and any other applicable City permits for the project prior to the <br />commencement of any construction. <br />4. The project developer shall submit a £mal lighting plan for the building and the <br />site for the review and approval of the Planning Director prior to issuance of <br />building permits. The project developer shall lower the height of the light poles <br />or adjust the light Fixtures or both to prevent light spillage onto adjacent <br />properties. The applicant shall submit a revised lighting plan and lighting <br />photometrics to the Planning Director for review and approval before issuance of <br />a building permit. <br />This conditional use permit and design review approvals will lapse within one <br />year from the date of approval unless a building permit is issued and construction <br />has commenced and is diligently pursued toward completion or an extension has <br />been approved by the City_ <br />6. Prior to issuance of a building permit, the project developer shall pay the <br />applicable Zone 7 and City connection fees and water meter cost for any water <br />meters, including irrigation meters. Additionally, the project developer shall pay <br />any applicable Dublin San Ramon Services District ~DSRSD~ sewer permit fee. <br />
