The proposed location of the conditional use and the conditions under <br />which it would be operated or maintained will not be detrimental to the <br />public health, safety, or welfare, or materially injurious to the properties or <br />improvements in the vicinity. <br />'Traffic to and from the subject property would be compatible with surrounding <br />businesses_ The distance between the subject property and the Avalon <br />Apartments with the existing commercial buildings functioning as a buffer <br />between these two uses would ensure that the operations of this use including the <br />loading of vehicles would not disturb the apartments' residents_ <br />To provide necessary security to the lot, new lighting would be installed. The <br />height of the proposed light fixtures above the storage lot would be lowered to <br />prevent light spillage onto adjacent properties. <br />The curb-to-curb width of Old Santa Rita Road by the project site is 64 feet. <br />Therefore, delivery trucks traveling on Old Santa Rita Road would not impact the <br />use of the street for adjacent businesses. In addition, a new sidewalk would be <br />installed along the Old Santa Rita Road project frontage to facilitate pedestrian <br />circulation on this street. <br />Thus, as proposed and conditioned, the proposed use will not be detrimental to the <br />public safety and general welfare, and this finding can be made. <br />3. The proposed conditional use will comply with each of the applicable <br />provisions of the Zoning Ordinance. <br />As proposed and conditioned, the proposed car storage area and detailing <br />operation will comply with all provisions and requirements of the G'ity's zoning <br />ordinance. Therefore, this Ending can be made with the proposed conditions of <br />approval. <br />WHEREAS, the Planning G'ommission determined that the proposed conditional use would be <br />compatible with the existing uses in the area. <br />
