EXHIBIT B <br />CONDITIONS OF APPROVAL <br />Modifications to PDR-355, James Byrd <br />328 St_ Mary Street <br />January 26, 2005 <br />1. Revisious to Case PDR-355 shall conform substantially to the development plans, <br />marked Exhibit "C" and dated "Received" December 17, 2004, on $le with the Planning <br />Department, except as modified by the following conditions. Minor changes to the plans <br />that are not visible from public view may be allowed subject to the approval of the <br />Planning Director if found to be in substantial conformance to the approved exhibits~ <br />Any changes to the plans that are visible form public view shall require prior review and <br />approval by the Planning Commission. <br />2_ The storefront base/window sill on the front elevation shall be lowered to not exceed <br />approximately 2'/~ feet in height as measured from the sidewalk in front of the building~ <br />Said modification shall be shown on the plans submitted for issuance of the initial <br />building permits and shall be subject to review and approval by the Planning Director <br />prior to issuance of the initial building permits for the project. <br />3_ Paint samples and/or color chips of the purple trim and accent colors shall be submitted <br />in conjunction with the plans submitted for issuance of the initial building permits. Said <br />colors shall be subject to the review and approval by the Planning Director prior to <br />issuance of the initial building permits for the prof ect_ <br />4_ The applicant shall utilize either astone-coated steel roof that resembles a clay the roof <br />or a SO-year composition roof with the highest de Ftnition on the building. "fhe roof <br />material and color shall be submitted in conjunction with the plans submitted for issuance <br />of the initial building permits- The roof material and color shall be subject to the review <br />and approval by the Planning Director prior to issuance of the initial building permits for <br />the prof ect_ <br />5 _ The stucco wall to be installed along the northern side of the handicapped ramp in fiiont <br />of the building shall be lowered to not exceed approximately 2% feet in height- Details of <br />the handicapped ramp, stucco wall, railing, and planters in front of the building shall be <br />shown on the plans submitted For issuance of the initial buildiz~g permits and shall be <br />subj act to review and approval by the Plaii~ciing Director prior to issuance of the initial <br />building permit- These items shall be compatible with the architectural style and <br />detailing of the building- An encroachment permit shall be obtained prior to installation. <br />
