7. This conditional use permit approval will lapse within one year tiom the date of <br />this approval unless agrading/on-site permit is issued and all measures required <br />by the Director of Building Inspection are diligently pursued toward <br />implementation or an extension has been approved by the City. <br />"1'he project developer or the property owner shall construct a perimeter dike <br />surrounding the dirt stockpiles composed of straw wattles or similar materi al_ <br />The perimeter dike shall be shown on the on-site/grading plans to the satisfaction <br />of the Director of Building Inspection and the City Engineer. <br />9. Within 90 days of the approval of this application, the project developer or the <br />property owner shall post a $5,000.00 cash bond with the City to handle any <br />erosion or other hazards resulting from the placement of the dirt stockpiles on the <br />subject property. The bond shall remain with the City until such time as the dirt <br />stockpiles are removed from the site. <br />General G'onditions <br />1 O_ "f he project developer or the property owner shall pay any and all fees to which <br />the property may be subject prior to issuance of an on-site/grading permit. The <br />type and amount of the fees shall be those in effect at the time the on-site/grading <br />permit is issued. <br />1 1 _ All conditions of approval for this conditional use permit shall be reprinted and <br />included as a plan sheets) with the on-site/grading permit plan check sets <br />submitted for review and approval_ These conditions of approval shall be on, at <br />all times, all grading and construction plans kept on the project site. It is the <br />responsibility of the project developer or the property owner to ensure that the <br />conditions of approval are implemented_ Prior approval from the Plar~ning <br />Department must be received before any changes are constituted in design, <br />location, erosion control measures, etc_ <br />12_ All on-site/grading plans must comply with all codes and ordinances in effect <br />before the Building Department will issue permits. <br />13. The project developer or the property owner shall submit a final grading and <br />drainage plan prepared by a licensed civil engineer depicting all Final grades and <br />on-site drainage control measures. This plan shall be subject io the review and <br />approval of the City Engineer and/or the Director of Building Inspection prior to <br />the issuance of any permits. <br />2 <br />
