EXHIBIT B <br />G'ONDITIONS OF APPROVAL <br />PCUP-131, Bill Kolb <br />11393 Dublin Canyon Road <br />January 12, 2005 <br />Project-Specific COnd1t10II5 <br />1 . The storage and maintenance of the interim soil stockpiles shall substantially <br />conform to the development plans, Exhibit "A", dated "Received November 4, <br />2004" on file with the Planning Department, except as modified by the following <br />conditions. Minor changes to the plans may be allowed subject to the approval of <br />the Planning Director if found to he in substantial conformance to the approved <br />exhibits. <br />2. All conditions of C=ase PUD-99-03 shall remain in full force and effect_ <br />3_ The project developer or the property owner shall submit an application and plans <br />for agrading/on-site permit to the Building Department for the interim soil <br />stockpiles within 90 days of this approval. The plans shall be subject to the <br />review and approval by the City Engineer, Director of Building lnspection, and <br />Planning Director before issuance of the permit If the project developer or the <br />property owner fails to submit the application, the conditional use permit will <br />expire having neither further force nor effect_ <br />4. Within 90 days of the approval of this application, the project developer or the <br />property owner shall remove the straw covering the dirt piles and shall plant the <br />dirt piles with a hydroseed mixture consisting of the following species= crimson <br />clover ~20.O lbs/acre, California poppy <3.O Ibs/acre, valley lupine ~5.O lbs/acrd, <br />farewell-to-spring ~2A lbs/acre, and African daisy <2.0 lbs/acre~_ The hydroseed <br />mixture shall be specified on the plans for the on-site/grading permit The project <br />developer or the property owner shall maintain the hydroseeding For as long as the <br />stockpiles remain in place on the site_ <br />5 _ No trees shall be removed other than the two existing cottonwood trees that have <br />already been removed_ <br />6. If the stockpiles covered by this approval result in conflicts or other impacts to the <br />site and/or surrounding properties, at the discretion of the Planning Director, this <br />conditional use permit may be referred to the Planning Commission for <br />subsequent review at a public hearing. 1F necessary, the Planning Commission <br />may modify or add conditions of approval to mitigate such impacts, or may <br />revoke said conditional use permit. <br />
