<br />79. The applicant shall install street frontage improvements per Chapter 19.40.010 of <br />the Pleasanton Municipal Code and to the satisfaction of the City Engineer. These <br />improvements may include, but are not necessarily limited to, grading, curb and <br />gutter, sidewalk, paving, storm drain, sanitary sewer, water facilities, street <br />lighting, underground utilities, traffic control devices, landscaping, and automatic <br />irrigation systems. <br /> <br />80. The applicant shall dedicate the necessary right-of-way for the Rose Avenue <br />extension to the westerly boundary of the proposed development and make the <br />improvements to the width(s) and street sections to the satisfaction of the City <br />Engineer. <br /> <br />81. The applicant shall submit a refundable cash bond for hazard and erosion control <br />prior to issuance of an engineering or building permit. The amount of this bond <br />will be determined by the City Engineer. <br /> <br />82. The haul route for all materials to and from this development shall be approved by <br />the City Engineer prior to the issuance of an encroachment permit. <br /> <br />83. The applicant shall include erosion control measures on the final grading plan, <br />subject to the approval of the City Engineer. The applicant is responsible for <br />ensuring that the contractor is aware of such measures. All cut-and-fill slopes <br />shall be revegetated and stabilized as soon as possible after completion of grading, <br />in no case later than October 15. No grading shall occur between October 15 and <br />April 15 unless approved erosion control measures are in place, subject to the <br />approval of the Building and Safety Division. Such measures shall be maintained <br />until such time as permanent landscaping is in place. <br /> <br />84. The applicant shall submit a dust control plan or procedure as part of the <br />improvement plans. <br /> <br />85. The design of the water supply and sanitary sewer systems shall be subject to the <br />review and approval of the City Engineer. <br /> <br />86. Any damage to existing street improvements during construction on the subject <br />property shall be repaired to the satisfaction of the City Engineer at the full <br />expense to the applicant. This shall include slurry seal, overlay, or street <br />reconstruction if deemed warranted by the City Engineer. Peters A venue or the <br />development side of the street from St. John Street to St. Mary Street shall be <br />overlaid or slurry sealed at the City Engineer's discretion. <br /> <br />87. The applicant's contractor(s) shall obtain an encroachment permit from the City <br />Engineer prior to moving any construction equipment onto the site. <br /> <br />12 <br />
