<br />a. Roof trusses shall be "engineered" to handle an additional load as <br />determined by a structural engineer to accommodate the additional weight <br />of a prototypical photovoltaic system beyond that anticipated for roofing. <br /> <br />b. An area shall be provided near the electrical panel for the "inverter" <br />required to convert the direct current output from the photovoltaic panels to <br />alternating current. <br /> <br />c. A bi-directional electrical meter shall be installed. <br /> <br />d. These measures shall be shown on the building permit plan sets. The <br />applicant shall provide to the future homebuyers the necessary information <br />delineating the means by which photovoltaic panels can be applied to the <br />roofs of the structures covered by this approval. This information shall be <br />submitted to the Director of Planning for review and approval prior to <br />occupancy of the first unit, if required. <br /> <br />31. All plans submitted for the issuance of a building permit must include a bar scale. <br /> <br />32. Prior approval from the Planning Department must be received before any changes <br />are constituted in site design, grading, building design, building colors, or <br />materials, landscape material, etc. <br /> <br />33. Approved building materials and colors shall be stated on the plans submitted for <br />issuance of building permits. <br /> <br />34. No permanent signage or development monumentation shall be allowed for this <br />subdivision. <br /> <br />35. The applicant shall effectively screen from view all ducts, vents, meters, air <br />conditioning equipment, and any other mechanical equipment, whether on the <br />structure, on the ground, or on the roof, with materials architecturally compatible <br />with the main structure. Screening details shall be shown on the plans submitted <br />for issuance of building permits, the adequacy of which shall be determined by the <br />Planning Director. <br /> <br />36. All backflow prevention devices installed with the development shall be painted <br />forest green (Pantone Color System Number 357) and shall be screened from view <br />from public/private streets. Screens shall consist of berms, walls, or landscaping <br />satisfactorily integrated into the landscape plan. Landscape screens shall include <br />shrubbery designed by species and planting density to establish a complete screen <br />within one year from the date of planting. Weather protection devices such as <br />measures to protect pipes from freezing shall require approval by the Planning <br /> <br />6 <br />
