As a resident of the Avila tract (5317 Piazza <br />Court) I am aware of the house and lot sizes of the Valencia tract. The traffic and <br />potential use of shared playground and pool facilities by this large a contingent are all <br />unacceptably burdensome to the neighborhoods adjacent to this home. The potential of <br />multiple drop off and pick up traffic and parking would represent an unacceptable safety <br />hazard for other children in this area. I would also be concerned with the ability to <br />control this number of children in our congested area. <br /> <br />The CC&Rs for A vila would clearly not allow this business within our tract. Home-based businesses are strictly prohibited by the C C & R <br />terms of our Association. As a condition for purchasing/owning a <br />home in the Community, the applicants agreed to be bound by all <br />terms and conditions of the C C & Rs. No exceptions nor special <br />privileges can be allowed, as doing so will then set a precedent for <br />
