IV. City Responsibilities <br /> <br />City shall act with due diligence to assist with the planning review process for the <br />Development and shall meet with the Developer on an ongoing basis to review <br />Development Information. <br /> <br />City shall consider a waiver and/or reduction of its development fees as a means of <br />providing assistance to facilitate the provision of affordable units in the project <br />consistent with City fee waiver policy for affordable housing projects. <br /> <br />The City shall assist the Developer in establishing a construction and long-term <br />financing plan for the Development and may assist in the issuance of tax exempt <br />bonds for the purpose of obtaining long-term financing for the Development. <br /> <br />The City shall assist the Developer in its efforts to obtain local, state, and federal <br />licenses, as applicable, by demonstrating City support for the project. <br /> <br />V. Disposition of Roadways <br /> <br />City long-term planning for the project area includes the recently completed extension <br />of Junipero Boulevard from Sunol Boulevard along the southern portion of the Site. <br />The Developer may plan for the construction of project driveways and/or access roads <br />along the Junipero Street frontage provided that all costs associated with the design <br />and/or construction of the driveways and/or access roads are borne by the Developer <br />and all appropriate encroaclu'nent permits and other City approvals are obtained. <br /> <br />VI. <br /> <br />Non-assi~nability. Prior to completion of the Development, Developer shall not transfer, <br />convey or assign the Development to a third party other than a nonprofit affiliate or the <br /> <br />Agreement for Disposition and Development <br />of Land for Private Development - DATE , 1997 <br /> <br /> Page 5 <br />ALFDDA 1 .SAM; 0 I/10/97 <br /> <br /> <br />
