. 20.6 acres designated high density residential (with a holding capacity of 309
units) located on Parcel F just east of the Operations Services Center and the
potential future school site on the Busch RoadlPonderosa property;
. 45.2 acres of Business Park on Parcel B
. 108.8 acres of General and Limited Industrial located on Parcels A and C, south
of Busch Road and adjacent to Vulcan Materials
. 96.6 acres of Retail/Highway/Service Commercial, Business and Professional
Offices located on Parcel E,just north of Busch Road, and on Parcel G,just south
of the Arroyo Mocho and the Staples Ranch community park.
. 41.5 acres of Park and Recreation, located at the south-west comer of Cope Pond.

Option 2, Transit Oriented Development, includes:
. 53 acres of High Density Residential (with a holding capacity of795 units) on
Parcel A adjacent to the Pleasanton Garbage Service transfer station, and on Parcel
F adjacent to the Operations Services Center and future school site.
. 45.2 acres of Business Park on Parcel B
. 76.4 acres of General and Limited Industrial on Parcel C
. 96.6 acres of Retail/Highway/Service Commercial, Business and Professional
Offices located on Parcel E, just north of Busch Road, and on Parcel G, just south
of the Arroyo Mocho and the Staples Ranch community park
. 41.5 acres of Park and Recreation, located at the south-west comer of Cope Pond

Table 1 (Attachment 5) also shows two options prepared by staff. Option A assumes the
relocation of Pleasant on Garbage Service (see below) to an easterly location on the Hanson
property (adjacent to Vulcan Materials). In this case both Parcels Band C are shown as General
and Light Industrial. Option B assumes that PGS remains in its current location and that Parcels
Band C are designated Business Park. Staffs recommendation is not consistent with the
property's owner's request for residential land use designations, for the reasons discussed above.

Option 2 with the designation of Business Park on Parcels Band C would be consistent with a
potential research or educational campus on this site. This would implement a key policy of the
draft Economic Development Strategic Plan which is to support the location of additional higher
education and training facilities in Pleasanton.

Kiewit Property: This property consists of two parcels totaling 50 acres on a roughly triangular-
shaped parcel of reclaimed quarry land, bounded by V alley Avenue, Busch Road and property
owned by Hanson Aggregates (see Attachment 2). The property had been used for concrete
construction and included a concrete batch plant. Currently the property is being used for storage
of materials and vehicles, and the owners are now seeking a change in land use. Of note, Kiewit
recently acquired the former Hunter-Thomwood strip along Valley Avenue. Key issues related
to this site, include:

SR 06:039
Page 4 of7
