. Scenario #2 (Phase 1 - construct shell and finish theater, start date November 1, 2006;
Phase 2 - complete galleries, classrooms, etc., date TBD)

This scenario envisions the completion of the shell and theater finishes during the first phase,
with the completion of gallery and classroom finishes coming at a later date.

Phase I (start date November '06)

Phase 2 (start date TBD)

shell
site
theater finishes
theater equipment

$4,585,800
751,000
1,819,000
642,000

gallery finishes
classroom finishes

$853,800
384,400

subtotal

7,797,800

subtotal
10% premium

1,238,200
123,820

Total

$7,797,800~

$1 ,362,020* ~

~Does not include estimates for City/agency permit fees or construction contingency.

*The estimate for Phase 2 again reflects a 10% premium for two (2) separate projects, but not
any escalation costs.

This scenario results in a facility that is partially functional at the end of the first phase of
construction. It would require, however, $2,547,800 in additional funds for construction to
begin.

. Soft Costs
(Please refer to Attachment B, Firehouse Office Furniture Requirements)

Both project construction scenarios and associated budgets account for theater equipment and
seating. They do not reflect certain soft costs, such as furniture and computer equipment, for the
facility. Staff estimates that costs for office computers and furniture will approximate $9,126.
There may be additional costs associated with any necessary mitigation of past hazardous
materials at the site, independent plan checking services, permits, etc. Those costs are yet to be
determined.

.
