General Requirements: <br /> <br />Construction of the development shall be substantially as shown on the development <br />plans, Exhibit "A", dated "Received November 15, 1996" on file with the Planning De- <br />partment, except as modified by the following conditions. Minor changes to the plans <br />may be allowed subject to the approval of the Planning Director if found to be in substan- <br />tial conformsrice to the approved exhibits. <br /> <br />The northbound left-turn lanes from Hopyard Road shall be configured as shown on Ex- <br />hibit "D" . The final design shall be submitted to the Planning Director and City Engineer <br />for review and approval before issuance of a building permit. Construction of the median <br />island, traffic signal modification, and restriping of Gilbralter Drive shall be completed <br />prior to the building's occupancy. <br /> <br />The developer shall submit a landscape plan with the improvement plans for the median <br />island. Low shrubs shall be planted in the portion of the median island separating the <br />left-turn lane from the southbound travel lane on Hopyard Road. With the landscape <br />plan, staff will examine the feasibility of installing twenty-four inch (24") box size trees <br />in the median island to replace the seven (7) existing trees removed by the median island <br />construction. <br /> <br />The effective date of PUD-g0-16-14D resolution runs concurrent with the effective date <br />of the PUD Major Modification, PUD-80-16-9M. <br /> <br />This design review approval will lapse within two (2) years from the date of approval un- <br />less a building permit is issued and construction has commenced and is diligently pursued <br />toward completion or an extension has been approved by the City. <br /> <br />The developer shall pay any and all fees to which the property may be subject prior to is- <br />suance of building permits.
