PUBLIC HEAKINGS AND OTHER MATTERS <br />a. PTR-7399 Nortlastar Construction grad Development <br />Application to subdivide an approxi~riately 27.6-acre site into 19 new single- <br />family lots, one lot for the existing residence, and three open space parcels located <br />at 1944 and 2200 Vineyard Avenue. Zoning for the property is PUD- <br />LDR/HDR/OS Planned Unit Development -Low Density Residential/High <br />Density Residential/Open Spaced District- <br />Cotritrtissioners Roberts and Kamcny advised that because they lived within 500 feet of <br />the subject property, they would recuse themselves from the dais. <br />Planning Director Brian Swift presented the staff report, and summarized the background <br />and description of the project. <br />In response to Chairperson Arkin's inquiry, Mr_ Swift described the retaining wall and <br />the grading plan. He noted that the YUD plan aizd tentative map required that awilds-ire <br />management plan be implemented, and that the plan was reviewed by the Fire <br />Department and the City landscape architect. The Fire Department was satisfied with the <br />wildfire protections built into the management plan- He noted that the tentative map also <br />showed the reciprocal EVA easements that were required at the PUD stage, and that no <br />phasing was proposed in conjunction with this project.
