Commissioner Kameny moved to approve PUD-27, subject to Exhibit B Draft <br />Conditions of Approval, with the following modifications: <br />I _ Condition 2_c. is modified to allow a floor area of 5,500 square feet~ <br />2_ The huuse design shall allow for the inclusion of a turret which may <br />follow the height exception of the Municipal Code_ <br />3_ The third sentence in Condition 14 be deleted: "The project developer <br />shall enter into a deferred improvement agreement for the construction <br />of street improvements to City standard-" <br />4_ Condition 16: The developer would dedicate the required right of way, <br />and pay the appropriate monies for future improvemen ts_ If the <br />improvements are not made in the future, the funds would be returned to <br />the applicants with interest~ <br />_S_ Section 3_1 of the Design Guidelines: The architectural style of the house <br />would be similar to the adjacent Walnut Glen subdivision so that they <br />would be compatible- The architectural design guidelines from Walnut <br />Glen would be incorporated into the house's design~ <br />6_ The garage doors on Parcel 2 shall not be visible from Dennis Drive or <br />Picard Avenue. <br />Commissioner Maas seconded the motion~ <br />ROLL CALL VOTE <br />AYES: Commissioners Kameny, Maas, and Roberts <br />NOES: None <br />ABSTAIN= Commissioner Arkin <br />ABSENT= Commissioner Sullivan <br />Resolution No_ PC-2003-26 was entered and adopted as motioned- <br />The Planning. Commission recessed for a break at 10.24 p_rn_ <br />Chairperson Arkin reconvened the meeting at ] 0:34 p_m_ <br />c. Determination that the City of Pleasanton's G'apitall Improvement Program <br />is in conformance with the City's General Plan. <br />Stc.veai Bocian presented llic staff report. Staff recommended that the Planning <br />Commission adopt the Resolution included in the staff report that determines that the <br />Capital Improvement Program is consistent with the City's General Plan. He described <br />the purpose of the Capital Improvement Plan, and noted that it handed the projects that <br />related to streets, the infrastructure system, water and sewer, City Facilities, City parks, <br />and major equipment. The current Capital Improvement program covers a period of four <br />years; the fast two years of the program is funded, and the final two years o£ the program <br />is for planning purposes.
