Mr. Iserson noted that the proximity of the school has led neighbors to voice concenis <br />about traffic and safety in the area_ <br />Commissioner Maas noted that the School District was not asked to be responsible for <br />traffic created by school locations. <br />C7ommissioner Kemeny noted that if the application were to be improved, he would <br />encourage the applicants to refer to the design guidelines for Walnut Glen_ He did not <br />object to a 5,500 square foot single-story house on this lot, nor to the additional height to <br />accommodate anon-livable turret. <br />In response to an inquiry by Commissioner Maas whether the garage design should be <br />condition, Commissioner Roberts noted that the Design Guidelines stated that the garage <br />should be angled and not visible. <br />Commissioner Kemeny noted that he did not find a front garage view to be attractive. <br />Mr. iserson cited Section 3.5 of the proposed Design Guidelines, which stated= <br />"Garage Doors. Minimize the visual impact of garage doors on the front building <br />elevation by providing side-entry or angled-entry garages, by placing the garage <br />door behind the living area wall plane., by locating the garage as detached or <br />breeze-way connected detached garage behind the home, or by integrating the <br />garage door design with a courtyard, entry portal, etc." <br />Commissioner Roberts suggested that the contractors be notified of the school start and <br />dismissal times, and that they adjust their construction hours accordingly to avoid conflict <br />with school traffic. <br />In response to an inquiry by Commissioner Kemeny, Mr. Iserson confirmed that there <br />were exceptions in the Code to allow turrets, towers, and similar structures to exceed the <br />height limit. He noted that if the height was increased be 30 feet, the entire building could <br />be 30 feet tall, and suggested that the condition be worded more speci£ically_ <br />Commissioner Kemeny noted that he would not like to see a good building design to be <br />turned dowtt because of a t3ve foot height limitation. <br />In response to an inquiry by Commissioner Maas, Mr. lserson stated that the involvement <br />of the Traffic Engineer and Traffic CGommittee with respect to the street widening should <br />be a separate direction from this application. <br />PLANNING COMMISSION MINUTES June 25, 2003 Page 18 <br />
