6_ PUBLIC HEARINGS AND OTHER MATTERS <br />a_ PDR-275_ Miracle Auto Painting <br />Work session to discuss the proposed design for an approximately 10,000-square- <br />foot auto painting building located at 3 Wyoming Street, in Stanley Business <br />Park_ Zoning for the property is PUD-C Planned Unit Development- <br />Commercial~ _ <br />Mr_ Iserson s.+mmarized the staff report_ The Commission provided the applicant with <br />several design suggestions, which the applicant incorporated into several design <br />alternatives in photo renderings_ The suggestions included= <br />1 . Provide two or three different tower design options for the Commission's <br />review that would better incorporate the tower into the building; <br />2_ Reconsider the use of the horizontal band <and perhaps eliminate its; <br />3_ Consider bringing the vines and trellises up higher on the building; <br />4_ Tone down the red color; and <br />5_ Consider adding stone or brick materials to the building_ <br />The applicant had addressed each of the above suggestions, and staff believed that a <br />design similar to Approach A, by Larry Cannon, would be the most attractive option. The <br />vine trellis treatments would be installed up from the ground, as opposed to down from <br />the roof <br />Mr_ Felix Bachofner, 1 189 Wanda Avenue, Seaside, displayed a PowerPoint presentation <br />detailing the new renderings of the design, which he believed would be an asset to <br />Stanley Business Park and to the larger Pleasanton community_ He believed that the new <br />design combined the needs of the City as expressed by the Commission and staff, while <br />keeping in mind Miracle's needs as directed by its work flow_ He displayed various <br />views of the site, as requested by the Commission_ He noted that two elements that were <br />found in Pleasanton's heritage buildings were tower features and covered walkways, and <br />that they incorporated those features into the building_ <br />Mr_ Bachofner advised that because the site was located at an entryway into Pleasanton, <br />they believed that the design should be contemporized, and that landscaping features <br />were implemented to achieve the best possible design. He noted that the horizontal bands <br />were minimized and integrated with the sign color_ He noted that their initial checklist <br />indicated that the project would be LEEDTM certified at 27 points_ He added that was an <br />impressive feature because the project was not statutorily compelled to meet those <br />requirements. He noted that they used a number of landscaping features such as the <br />positioning o£ the trees and the building so that the parking lot was shaded in the morning <br />and the afternoon to minimize heat gain in the lot_ They also proposed grassy swales so <br />that they could increase the runoff percolation into the local aqui£er_ <br />PLANNING COMMISSION MINUTES June 1 1, 2003 Page 3 <br />
