In response to an inquiry by Chairperson Arkin regarding green building, Mr_ Iserson <br />replied that the applicant has been encouraged to use waste management guidelines_ <br />Commissioner Sullivan advised that the plan for a PV-ready condition had not been <br />included, and that he would like to see that in this plan_ <br />THE PUBLIC HEARING WAS OPENED_ <br />Mr_ Keith Kass, 966 Sycamore Road, applicant, noted that they would like to subdivide <br />their property to help hind their retirement_ He noted that they would reimburse the <br />developers for their share of the infrastructure_ He noted that they wished to continue <br />living in their home and add four custom homes on the lot_ He noted that the lot on which <br />his own home is situated must remain asingle-story home, even if it were to be rebuilt_ <br />He noted that he was sensitive to the neighbors' concerns regarding visual impacts_ <br />THE PUBLIC HEARING WAS CLOSED_ <br />Commissioner Roberts noted that these lots were large enough to include detached <br />garages_ She also stated that she prefers that the houses face the court, because otherwise <br />there would be problems with fencing and privacy, which the Commission has seen in <br />past prof ects_ <br />Chairperson Arkin agreed and observed that the development was significantly less than <br />what could be included on the lot, and noted that the applicant had succeeded in his plan_ <br />He noted that the applicant had taken care of the visibility, massing, and density issues_ <br />He asked about the greenbuilding condition_ <br />Coxnniissioner Maas advised that staff should be aware of past problems in other <br />developments, and suggested that the homes be sited accordingly_ She believed that the <br />flow of the development has been very good_ <br />Commissioner Sullivan would like to see a PV-ready condition included in the design <br />guidelines_ <br />A discussion of design guidelines ensued. <br />In response to an inquiry by Commissioner Roberts, Mr_ Iserson noted that the design <br />guidelines would be brought back to the Planning Commission with the tentative map. <br />Chairperson Arkin suggested that a whole house fan be included in the houses, because it <br />would be much less expensive to install during construction_ <br />Coniniissioner Maas agreed that it could be encouraged, but did not believe it should be <br />required_ <br />PLANNING COMMISSION MINUTES June 11, 2003 Page 14 <br />
