She distributed a letter from a <br />realtor, stating that there would be a negative impact on the value of her property of <br />between $30,000-80,000. She noted that the same opinion had been offered by a local <br />bank with respect to the potential refinancing of her home. She believed the second story <br />would not be compatible with the neighborhood character. She believed the applicants <br />could extend their home to the rear on the first floor. She submitted letters of objection to <br />this project by several neighbors. <br />In response to an inquiry by Commissioner Roberts, Ms. Karo confirmed that Mr_ Siner <br />shared his construction plans with her. She suggested that he look at examples of other <br />neighbors' homes. She noted that she had not been able to speak with him since their first <br />meeting. <br />Mr. Karl Hagmaier, 6577 Stanton Court, noted that he had lived in the neighborhood for <br />36 years, and was strongly opposed to this project. When he bought the home, he was <br />told that Rosepointe would consist of only one-story homes. He believed the addition <br />would drastically alter the neighborhood character and would open the door to other two- <br />story applications_ He believed the addition would. have a negative impact on the value of <br />the surrounding homes. He requested that the neighborhood be rezoned. to prohibit <br />second-story additions. <br />THE PUBLIC HEARING WAS CLOSED_ <br />Commissioner Roberts believed that this building and its site did not have an appropriate <br />relationship to adjoining areas, including compatibility of architecture styles, harmony in <br />adjoining buildings, and attractive landscape transitions. In addition, she did not believe it <br />would allow consistency with the character of the neighborhood. She did not care for the <br />appearance of the existing second story homes in the neighborhood, and believes the size <br />would ruin the character of the neighborhood. She could not make the design review <br />findings. <br />Coxrimissioner Maas agreed with Commissioner Roberts' assessment of the proposed <br />addition. She believed that this application had some gray areas, and while the setbacks <br />were acceptable, it would not be an attractive addition. <br />Commissioner Roberts noted that it was a shame that the neighborhood CCc4cRs expired, <br />and that the residents bought the homes fully aware of their existence. <br />Co~ri~riissioner Kemeny concurred with the C'ommissioners' comments, and believed the <br />design was too massive for the neighborhood_ <br />Commissioner Sullivan agreed with the previous comments, and noted that the <br />neighborhood was very distinctive_ He believed this addition would be sharply out of <br />character with the other homes, and believed that the home was already too close to the <br />PLANNING COMMISSION MINUTES May 28, 2003 Page 5 <br />
