Regarding Question 4, Chairperson Arkin noted that staff alluded to potential <br />problems if the site is upzoned_ He believed it would be a challenge to reach the <br />29,000 units. <br />Mr. Iserson noted that the City would be able to get the 29,000 units, depending on <br />the results of the Land Use update in the General Plan, whether prof ecis on existing <br />residential sites were approved at the higher end of the density range, and whether <br />more sites were designated in Hacienda and East Pleasanton for housing. In that case, <br />the City would have the ability to reach the 29,000 units, but also reach the regional <br />housing goals. <br />Regarding Question 5, Commissioner Maas noted that a traffic analysis would be <br />necessary before answering that question. <br />Commissioner Sullivan noted that the vehicle speeds on Dublin Canyon Road were <br />oRen excessive, and did not believe putting many more houses on that road would be <br />appropriate _ <br />Commissioner Maas noted that the number of houses was critical, and believed that <br />finding a happy medium would be acceptable. She would like to see smaller houses <br />with greater separations. <br />Commissioner Sullivan expressed concern about building a development that would <br />attract families with children, versus homes on larger lots, which would not attract as <br />many families with children_ He thought that the plan contained some good ideas, but <br />this was not the right site for this project. <br />Chairperson Arkin noted that Question 6 had been discussed. <br />The Commission did not have comments regarding Question 7. <br />Commissioner Roberts complimented the architecture and the split-level design_ <br />Commissioner Arkin stated that he likes the use of duets on corners_ <br />Commissioner Maas noted that it was difficult for the developer to strike a balance <br />between building enough affordable housing to be economical, and keeping the <br />density down. She would like to see some smaller housing proposed by developers. <br />Commissioner Roberts noted that she could support attached condominiums with <br />more open space. <br />Chairperson Arkin agreed with Commissioner Roberts' comments regarding <br />condominiums. <br />PLANNING COMMISSION MINUTES May 14, 2003 Page 13 <br />
