PUBLIC HEARINGS AND OTHER MATTERS <br />a_ PAP-48 (PV-83/PADR-736), Brett L_ Hoffman <br />Appeal of the Zoning Administrator's denial of a variance application to allow an <br />existing detached shed to maintain a zero <O~ foot sideyard setback from the <br />western side yard property line where a three foot side yard setback is requi red_ <br />The property is located at 7356 Maywood Drive and is zoned R 1 6,500 ~Single- <br />Family Residential) District_ <br />Mr_ Iserson summarized the staff report_ Staff determined that the findings for a <br />variance could not be made_ Staff noted that staff did not seek out code violations, but <br />responded to complaints by residents_ Because the shed takes up the entire side yard, <br />staff was concerned about the ability of emergency response personnel to access the <br />rear of the property. Also, while it technically was a detached structure, it appeared <br />to be attached to the house, unlike other side yard sheds in the neighborhood. <br />Staff did not recommend approval of the variance or the administrative design <br />review_ Staf£ further recommended that the Planning Commission uphold the Zoning <br />Administrator's decision and deny the appeal. <br />THE PUBLIC HEARING WAS OPENED_ <br />Brett Hoffman, applicant, 7356 Maywood Drive, noted that he misinterpreted the <br />requirement for a shed and did not believe at the time that he needed a permit He <br />believed that athree-foot access was required, not athree-foot setback_ He wished to <br />correct some information in the background presented, and noted that the staff report <br />stated that a complaint was filed by ahouse-hunter in the neighborhood_ He had <br />called the City in response to the notice, and spoke with Will McIntosh, Building <br />PLANNING COMMISSION MINUTES April 23, 2003 Page 2 <br />
