roof pitch and reduction to 8 foot walls, combined with the hipped roof, the volumetric feel <br />in the bonus room and master bedroom is not able to be achieved. He would be willing to <br />downsize the windows overlooking the Jacuzzi tub, but he did not believe they would be <br />very attractive in an eight-foot wa1L He was concerned that they would have to resubmit to <br />the Planning Department because oFthe changes to the windows. <br />Mr. Griller draRed a condition of approval, labeled Exhibit D, which provided soiree height <br />reductions, a return of some of the neighbor's views, as well as for some volumetric space <br />in the room. In addition, the originally submitted windows would fit. He distributed the <br />copies of the document to the Commissioners. He agreed to Conditions 3.a., 3.b., and <br />would like Condition 3.c. to restore the 9 foot plate height to the second floor. He noted <br />that there was an overall two foot reduction in height, and agreed with Commissioner <br />Maas' analysis of the height reduction. <br />He requested that Condition 14 be amended such that the cost of height variation is not the <br />developer's responsibility. He expressed concern about the possibility of removing the roof <br />if the height was off by an inch or two. He believed that they could hit the numbers, but <br />requested a little tolerance. <br />In response to an inquiry by Commissioner Sedlak, Mr. Griller noted that the roof would <br />be composed of tile, but that it would be a flat tile. He noted that the six-inch height <br />variance was needed from a framing standpoint of ensuring that trusses were built <br />correctly, and that the worker in charge of the pitch did not make any errors. <br />In response to an inquiry by Commissioner Maas, Mr. Griller confirmed that the height <br />would be 24'6". <br />Mr. Griller noted that an agreement had been reached with the Johnstons with respect to <br />the windows in the master bedroom being view-obscuring glass. They agreed to the <br />operable function, and he worded his draft condition accordingly in Item 3.f. With respect <br />to the two bonus room windows in the northern elevation, he believed that the orientation <br />of the house was such that they did not look directly into the Somersetts' window. He did <br />not believe it would require opaque glass. The windows would be operable with standard <br />glass. He noted that the view-obscuring glass was not unattractive, but added that the <br />patterns were often too heavy for his use. <br />Mr. Griller noted that in Condition 3.e., the view from the northernmost bay window could <br />be successfully mitigated with a tree. His revised condition would read, "The northernmost <br />window in the bonus room shall be operable with standard glass, and a tree shall be planted <br />to screen the view of the family room at 3 1 19. The tree type shall be submitted for review <br />and approval by the Planning Director prior to installation. In addition, he could mitigate <br />the Somersetts' concern that the trees would block sunlight. Currently, a birch tree in the <br />front of his house would obstruct the view from the bay window, and he planned to retriove <br />that tree to mitigate the shading. <br />PLANNING COMMISSION MINUTES March 12, 2003 Page 8 <br />
