Zoning for the property is PUD-LDR (Planned Unit <br />Development -Low Density Residenti alb District. <br />Application withdrawn. <br />c_ PDR-265, Rick Thiele <br />Application for design review approval to allow the demolition of an existing <br />approximately 1 ,242-square-foot, one-story building and to allow the construction <br />of a new approximately 1,607-square-foot, two-story office building located at 252 <br />Spring Street. Zoning for the property is Central Commercial/Downtown <br />Revitalization District- <br />Mr. Iserson summarized the staff report- He noted that the existing building was in a <br />deteriorating condition, and that many of the original elements such as the windows have <br />been replaced over the years. It was originally constructed. as a residence, but used over the <br />years as an office. The proposed building would be an office for the property owner's <br />business; the new building would be in the same basic style as the existing building, which <br />would conform to the neighborhood character. The new building would be five feet taller <br />than the existing structure to iake advantage of the sloping lot; by raising it a few Feet, the <br />applicant would be able to add a usable floor in the back, and another that would be <br />accessed from the street grade. <br />The new building would use the same types of materials as the existing home, including <br />stucco siding, wood double-hung recessed windows, as well as ceramic the as a decorative <br />element. The applicant proposed two color schemes, both based on tan with different <br />accenting colors- Mr_ Iserson noted that a color board was available for the Commission's <br />perusal. <br />PLANNING COMMISSION MINUTES February 26, 2003 Page 4 <br />
