crossing- The current design of the bridge crossing showed two separate bridges, both two <br />lanes wide; by way of phasing, there would be two components of it_ They had worked <br />with staff in making sure that it would build up to a full right of way that would eventually <br />accommodate the traffic needs. <br />Mr_ Myers noted that They had worked with Zone 7 £or the past six months, and had held <br />very detailed discussions about the transfer of the property with respect to Cope Lake and <br />the G'hain of Lakes. They had begun to identify the land to be reclaimed, and they <br />generally agreed with Zone 7. As Planning staff begins to examine the planning issues, <br />they will have better definitions of the reclaimed portions of the Cope Lake_ <br />Mr. Myers noted that there was an agreement with Zone 7 that allows Hanson to propose <br />recreational uses for the lake that are not in conflict with the uses that Zone 7 wants for the <br />lake. He looked forward to the Commission's input regarding that issue. <br />In response to an inquiry by Chairperson Arkin, Mr. Myers confirmed that they would <br />have title to a portion of Cope Lake that would be reclaimed- He agreed with Mr_ SwiR's <br />assessment that the recreational uses would most likely be passive- He advised that they <br />had held several meetings with the neighboring landowners, and that they had performed <br />several physical studies on the site. He acknowledged the Commission's questions with <br />respect to geotechnical studies and environmental assessments, both of which they had <br />performed on the site- He would share those studies with staff at a separate time. <br />In response to an inquiry by Chairperson Arkin, Mr. Myers confirmed that operations have <br />already ceased, and that the plant was closed- The reclamation efforts had begun, and <br />operations in the office space were ongoing- He noted that he did not have a closing date <br />for the reclamation efforts; he expected that a specific date would be identified within <br />several months- He estimated that the reclamation work would be completed in a year or <br />so. <br />In response to an inquiry by Commissioner Sullivan, Mr_ Myers advised that Hanson <br />currently owned all of the property, and that they would probably apply for land use <br />entitlement on the site. Ha noted that they wished to get feedback from the community and <br />the Commission with respect to meeting the community's needs for land use- He noted that <br />they would be open to direction from the Commission with respect to residential uses, and <br />that they had considered some residential uses in their conceptual plans that might be <br />immediately adjacent to the Busch property. <br />Mr. Myers noted that they had discussions with. the School District in conjunction with the <br />District's school site option with Ponderosa; the District expressed an interest in <br />potentially having an option on additional acreage on the Hanson property.
