He had not seen any reports, and noted that the site was not that different from <br />Valley Business Park. <br />Commissioner Roberts noted that Stanley Business Park had previously been a brickyard. <br />In response to an inquiry by Commissioner Sullivan about potential environmental <br />contamination of the various sites, Mr. Swig described the stormwater runoff from the <br />garbage transfer station. He noted that there was a chance that a portion of that land had <br />debris and other materials in it. He did not expect that there were any difficult materials in <br />that area. <br />In response to an inquiry by Commissioner Sullivan, Mr. Swift confirmed that there would <br />be soils testing. In conjunction with the Master Plan, a geotechnical report would examine <br />any required toxic cleanup, as well as the stability of the existing banks of the channel and <br />7 akes. <br />In response to an inquiry by Chairperson Arkin, Mr. Swift noted that the ongoing process <br />would be driven by City Council. He would recommend. that it be rolled into the <br />comprehensive update of the Land Use Element. He noted that this would be one of the <br />major areas of focus in that update, because it was the last large area of undeveloped land <br />in the City. The area is the last area in town to offer significant opportunities to make <br />different land uses. <br />Commissioner Maas agreed with the use of the word "opportunity," and noted that it was a <br />key element to the development of the area_ <br />Mr_ Swift noted that a list of potential options for the self-storage property owners <br />expansion plans was attached to the staff report, including townhomes or single-family <br />detached homes. He noted that they would make a presentation to the Planning <br />Con-tn-tission about that plan, and that they would be interested in moving forward. He <br />noted that the timetable with respect to General Plata Amendments was the Commission's <br />prerogative. He noted that it was also the Commission's decision to consider the item <br />separately, or in concert with Hansen and Kie-Wit to develop a comprehensive plan. <br />Chairperson Arkin requested that the Commission's comments be forwarded to the C=ity <br />Council. <br />The Planning Commission recessed for a break at 9c 1 O p_m_ <br />Chairperson Arkin reconvened the meeting at 9.20 p.m. <br />THE PUBLIC HEARING WAS OPENED_ <br />Brian Myers, Griffin Advisors, noted that he represented Hanson Aggregates on land use <br />issues related to their property.
