<br />7. Any changes to the proposed phasing of the project shall be submitted for the review <br />and approval of the Planning Director. Said request shall demonstrate that sufficient <br />parking would be available on-site for the facility and approved uses on the site. <br /> <br />8. The project developer shall revise the proposed master expansion plan to show that <br />no portion of the building will encroach into the required setback area. A revised site <br />plan shall be submitted for the review and approval of the Planning Director prior to <br />issuance of a building permit. <br /> <br />9. The project developer shall submit a recordable agreement between St. Clare's <br />Episcopal Church and Masonic Lodge for the construction and use of the extended <br />parking lot during Phase II expansion review. This agreement shall be reviewed and <br />approval of the City Attomey's Office prior to issuance of building permits for <br />Phase II. <br /> <br />10. This approval does not include the expansion of the existing preschool program. In <br />the event that existing preschool program is proposed to be expanded, a separate <br />conditional use permit shall be required. At that time, a traffic study and noise <br />analysis shall be submitted as part of the use permit application. <br /> <br />11. Prior to the issuance of a building permit for Phase I, the project developer shall <br />provide window details for review and approval by the Planning Director. The details <br />shall show a two-inch window recess from the building wall. <br /> <br />12. The project developer shall install an attractive open, painted metal fence, with <br />integrated landscaping to replace the existing chain link fence located around the pre- <br />school area. The details of the landscaping and the fence design are subject to the <br />review and approval of the Planning Director. The fence and landscaping shall be <br />installed as a part of the Phase I developments. <br /> <br />13. All conditions of approval for this case shall be written by the project developer on all <br />building permit plan check sets submitted for review and approval. These conditions <br />of approval shall be on, at all times, all grading and construction plans kept on the <br />project site. It is the responsibility of the building developer to ensure that the project <br />contractor is aware of, and abides by, all conditions of approval. It is the <br />responsibility of the building developer to ensure that the project landscape contractor <br />is aware of, and adheres to, the approved landscape and irrigation plans. Prior <br />approval from the Planning Department must be received before any changes are <br />constituted in site design, grading, building design, building colors or materials, <br />landscape material, etc. <br /> <br />14. Prior to issuance of a building permit for Phase I, the project developer shall pay the <br />applicable Zone 7 and City connection fees and water meter cost for any water <br />meters. including irrigation meters. Additionally, the project developer shall pay any <br />applicable Dublin San Ramon Services District (DSRSD) sewer permit fee. <br /> <br />2 <br />
