<br />EXHIBIT B <br />CONDITIONS OF APPROVAL <br /> <br />P AP-79, Carl Pretzel and Philip Sayre <br />PCUP-118/PDR-391, St. Clare's Episcopal Church <br />3350 Hopyard Road <br />September 6, 2005 <br /> <br />1. The construction of the three-phase expansion, totaling 20,845 square feet in building <br />area with no change in seating capacity in the locations indicated and a parking lot of <br />75 parking spaces, shall conform substantially to Exhibit ""A" (the revised master <br />expansion plan and written narrative), dated uReceived, August 31, 2005", on file <br />with the Planning Department, except as modified by the following conditions of <br />approval. Minor changes to the master expansion plan may be approved by the <br />Planning Director if found to be in substantial compliance with the proposal. <br /> <br />2. The construction of Phase I expansion (multi-purpose room and expansion of the <br />existing worship platform), totaling 4,945 square feet in floor area, shall conform <br />substantially to Exhibit ""A" (the revised master expansion plan, written narrative, <br />floor plans, elevations, site improvements, and color and material board), dated <br />""Received, August 31, 2005", on file with the Planning Department, except as <br />modified by the following conditions of approval. Minor changes to the Phase I <br />expansion plan may be approved by the Planning Director if found to be in substantial <br />compliance with the proposal. <br /> <br />3. The specific design of Phase II expansion (a 10,900-square-foot sanctuary building <br />with no change in seating capacity and the parking lot expansion to provide a total of <br />75 on-site parking spaces) requires design review approval by the Planning <br />Commission. Said design review application shall include a landscape plan with <br />sufficient landscaping plantings to buffer the parking lot from the adjacent residential <br />area and to provide an attractive appearance from National Park Road. <br /> <br />4. The specific design of Phase III expansion (a 5,000-square-foot administration <br />building) requires design review approval by the Planning Commission. <br /> <br />5. The project developer shall pay any and all fees to which the property may be subject <br />prior to issuance of building permits. The type and amount of the fees shall be those <br />in effect at the time the building permit is issued. <br /> <br />6. This master expansion plan for Phases I, II, and III, and the design review approval <br />for Phase I expansion will lapse within one (1) year from the date of approval unless a <br />building permit for Phase I is issued and construction has commenced and is <br />diligently pursued toward completion or an extension has been approved by the City. <br /> <br />1 <br />
