<br /> CONCLUSION <br /> The proposed building design represents an excellent implementation of the design guidelines <br /> for this development. The design reflects Arts and Crafts design principles using modern design <br /> and construction practices. Building heights and facades are significantly articulated and wall <br /> facades are richly detailed and textured. What is impressive of this application is that it, like the <br /> approved design for Lot 13, follows the Arts and Crafts principles set forth in the Mariposa <br /> Ranch design guidelines yet the design for Lot 11 is unique. Staff believes that the respective <br /> building designs of Lot 11 and Lot 13 feature high levels of design quality, are well executed, <br /> and architecturally reinforce each other. <br /> STAFF JU;COMMENDATION <br /> Staff recommends that the Planning Commission deny the appeal thereby upholding the Zoning <br /> Administrator's decision.
