First is the Sub-area Land Use Map (Figure 3-1) that spatially allocates areas for a <br /> variety of potential future land uses throughout the Planning Area. Second is the Illustrative Site <br /> Plan (Figure 3-2) that is to be used in conjunction with the Sub-area Land Use Map to depict the <br /> overall design character desired for the Planning Area. <br /> More specifically, the Illustrative Site Plan demonstrates the design vision that the Phase II Plan <br /> objectives are intended to accomplish with regard to: <br /> - The dispersion of public facilities within the open space setting. <br /> - The relative proportion of open space to developed area that the City desires to <br /> maintain. <br /> - The scale and spatial relationship of open meadows to wooded landscapes. <br /> - The sense of being within a Grand Park that includes areas of varying plant <br /> communities, and wildlife habitat and comdors, with developed facilities that are <br /> integrated into this setting at a scale that does not overwhelm the natural landscape. <br /> Administrative Draft, Bernal Property Phase II Specific Plan, October 25, 2005 Page 17 <br />
