45. <br /> <br />site shall be stopped, and the City immediately notified. The county coroner and the <br />Native American Heritage Commission shall also be notified and procedures followed <br />as required in Appendix K of the Califorma Environmental Quality. Act. <br /> <br />This approval does not guarantee the availability of sufficient water to serve the project. <br />The City shall withhold building permits for the project if at the time building permits <br />are applied for, mandatory water rationing is in effect, unless the City has adopted a <br />water offset program and unless the project developer is participating in the program. <br />Notwithstanding the project developer's participation in such a program, the City may <br />withhold building permits if the City determines that sufficient water is not available at <br />the time of application of building permits. <br /> <br />Final/Tentative Hap Requirements <br /> <br />46. The project developer shall submit to the Planning Department a tentative parcel map <br /> application for the subdivision of this approximately 1.4 acre lot into two parcels. <br /> <br />47. The project developer shall record at the time of recordation of the final parcel map <br /> reciprocal access and utility easements for Lots 1 and 2. <br /> <br />48. <br /> <br />Prior to approval of the minor subdivision, the project developer shall create a joint <br />maintenance agreement for the proposed driveways. The agreement shall be subject to <br />review and approval by the City Attorney prior to recordation of the final parcel map. <br /> <br />49. <br /> <br />Any proposed tentative parcel map shall show an eight-foot wide public service <br />easement granted to the City along the Kottinger Drive frontage. This shall be <br />dedicated with recordation of the final parcel map. <br /> <br />50. <br /> <br />Prior to approval of the final map, the applicant shall post with the City an additional <br />performance bond for all subdivision improvements that are not to be accepted by the <br />City of Pleasanton. <br /> <br />Geotechnical <br /> <br />51. <br /> <br />The developer shall comply with the recommendations of the geotechnical report <br />prepared by Earth Systems Consultants and entitled "Geologic and Geotecimical <br />Engineering Study" dated January 2000 and the letter submitted by Alan Kropp & <br />Associates dated April 25, 2000. The project developer's geotechnical consultant shall <br />review and approve all foundation, retaining walls, drainage, and geotechnical aspects <br />of the final development plans to ensure that the recommendations have been properly <br />incorporated into the development.
