The uses of the various parcels within the project shall be as follows: <br /> <br />ao <br /> <br />The day care site, Parcel "A," shall allow day care use as a <br />conditional use. Planning Commission approval of a design review <br />application and a conditional use permit shall be required prior to <br />construction/operation. The day care building and play area shall be <br />set back a minimum of 100 feet from any 60KV power line. <br />(1) Development standards shall be adopted in conjunction with <br /> the design review application. Setbacks and building <br /> architectural style and height shall be consistent with those <br /> established herein for the MDR-designated portion of the <br /> project. <br />(2) The design of the day care use shall orient traffic to "A" <br /> Street and shall seek to minimize interference with the Neal <br /> Elementary School access. <br />(3) The day care use shall install and maintain landscaping along <br /> its "B" Street frontage and along the Roberts' private <br /> driveway. Such landscaping shall be consistent with the plant <br /> palette used within the Lin Vineyard Village; its final width <br /> and any fencing proposed shall be reviewed and approved <br /> with the design review approval. <br /> <br />The MDR-designated portion of the project (Lots 1-16, 1844, <br />and 46) shall be subject to the following uses: <br />(1) Permitted Uses: <br /> (a) single-family detached housing <br /> (b) household pets <br /> (c) accesso~ structures and uses <br /> (d) small family day care home <br />(2) Conditional Uses: <br /> (a) nursing home for not more than six patients <br /> (b) home occupation <br /> <br />Conditions of Approval for PUD-6, Centex Homes' Avignon Project <br />City Council Meeting, June 5, 2001 Page 2 <br /> <br /> <br />
