23. <br /> <br />24. <br /> <br />25. <br /> <br />26. <br /> <br />27. <br /> <br />The project developer shall implement the following measures with <br />the construction of the structures covered by this approval so that the <br />owners can install roof-mounted photovoltaic systems in the future: <br /> <br />do <br /> <br />Electrical conduit and cable shall be installed from the <br />roof/attic areas to the buildings' main electrical panels. <br />Roof tresses shall be "engineered" to handle an additional <br />load of five pounds (5 lbs.) per sq. f~. beyond that of the <br />anticipated for roofing. <br />An area shall be provided near the electrical panel for the <br />"inverter" required to convert the direct current output from <br />the photovoltaic panels to alternating current. <br />A bi-directional electrical meter s ~hall be installed. <br /> <br />These measures shall be shown on the building permit plan set <br />submitted to the Planning Director for review and approval before <br />issuance of the first building permit. The project developer shall <br />provide to the future homebuyers the necessary information <br />delineating the mean~ by which photovoltalc panels can be applied <br />to the roofs of the structures covered by this approval. This <br />information shall be submitted to the Director of Planning for review <br />and approval prior to occupancy of the first unit. <br /> <br />The project developer shall work with the Planning staff and with <br />representatives of the Sacramento Municipal Utility District to <br />develop a program for the bulk purchase of photovoltaic <br />panels/equipment for this project. This information shall be brought <br />back to the Planning Commission for its review with the tentative <br />subdivision map. <br /> <br />Private yard lighting shall be designed, installed, and controlled so <br />as not to be pointed directly towards the existing and future "uphill" <br />properties located along the south side of Old Vineyard Road. <br /> <br />The project developer shall post address numerals on the building so <br />as to be plainly visible from all adjoining streets or driveways during <br />both daylight and night time hours. <br /> <br />Approved building materials and colors shall be stated on the plans <br />submitted for issuance of building permits. <br /> <br />Conditions of Approval for PUD-6, Centex Homes' Avignon Project <br />City Council Meeting, June 5, 2001 <br /> <br />P~el6 <br /> <br /> <br />
