<br />95. There shall be a two-way cleanout on the sanitary sewer lateral located at the back <br />of the sidewalk. The sanitary sewer lateral shall be subject to the review and <br />approval of the City Engineer. <br /> <br />96. The perimeter of all building foundations shall be designed with subdrains. Said <br />drains shall be connected to the street gutter or other means acceptable to the City <br />Engineer. <br /> <br />97. Roof leaders shall not be directly connected into the storm drain system. <br /> <br />98. The applicant shall install all new and existing utilities (PG&E, Pacific Bell, Cable <br />TV, etc.) underground for each parcel unless waived by the City Engineer. <br /> <br />99. The applicant shall remove and replace the sidewalk, curb, and gutter across the <br />entire frontage of Peters and St. John Street, including resetting the brick pavers <br />around the street tree on Peters A venue. The replacement shall be subject to the <br />review and approval of the City Engineer. <br /> <br />100. Unless otherwise approved by the City Engineer, all fill and cut slopes shall be 3:1 <br />horizontal to vertical or less. <br /> <br />101. The applicant shall install street frontage improvements per Chapter 19.40.010 of <br />the Pleasanton Municipal Code and to the satisfaction of the City Engineer. These <br />improvements may include, but are not necessarily limited to, grading, curb and <br />gutter, sidewalk, paving, storm drain, sanitary sewer, water facilities, street <br />lighting, underground utilities, traffic control devices, landscaping, and automatic <br />irrigation systems. <br /> <br />102. The applicant shall submit a refundable cash bond for hazard and erosion control <br />prior to issuance of an engineering or building permit. The amount of this bond <br />will be determined by the City Engineer. <br /> <br />103. The haul route for all materials to and from this development shall be approved by <br />the City Engineer prior to the issuance of an encroachment permit. <br /> <br />104. The applicant shall include erosion control measures on the final grading plan, <br />subject to the approval of the City Engineer. The applicant is responsible for <br />ensuring that the contractor is aware of such measures. All cut and fill slopes shall <br />be revegetated and stabilized as soon as possible after completion of grading, in no <br />case later than October 15. No grading shall occur between October 15 and April <br />15 unless approved erosion control measures are in place, subject to the approval <br />of the Building and Safety Division. Such measures shall be maintained until such <br />time as permanent landscaping is in place. <br /> <br />16 <br />
