intended to be publicly maintained. This change shall be shown on the tentative subdivi- <br />sion map submitted for review and approval by the Planning Commission. <br /> <br />101. All roof leaders shall be connected to the street gutter unless otherwise approved by the <br /> City Engineer. <br /> <br />102. The existing septic tank and leach field to the houses located on the Hahner and Costas <br /> properties shall be abandoned per Alameda County Health Department regulations. <br /> <br />103. Unless used for landscape/vineyard irrigation, the existing wells located on the Costas <br /> and Hahner properties shall be abandoned per Zone 7 standards. <br /> <br />104. <br /> <br />All subdrains shall have clean-om installed at the beginning of the pipe. The bottom of <br />the pipe shall terminate in a storm drain or other storm drain outfall, subject the approval <br />of the City Engineer. The project developer's engineer shall submit a final subdrain loca- <br />tion map to the City Engineer prior to the City's acceptance of the Public Improvements. <br />It shall be the responsibility of the homeowner to relocate the subdrains if, during the ex- <br />cavation of a pool or other subsurface structure, the subdrains are encountered. All lots <br />covered by this PUD Development Plan shall have disclosures identifying the locations <br />of the subdrains to the future homeowners. The disclosure shall be recorded over the lots <br />by separate instrument with recordation of the final subdivision maps. The disclosure <br />shall be reviewed by the City Attorney before recordation. <br /> <br />105. <br /> <br />The perimeter of all building foundations shall be designed with subdrains. Said drains <br />shall be connected to the street gutter or other means determined to be acceptable to the <br />City Engineer. <br /> <br />106. <br /> <br />The project developer shall obtain all necessary State and Federal agency environmental <br />permits before approval of the final subdivision map or, at the discretion of the City En- <br />gineer and Planning Director, the issuance of a grading permit. <br /> <br />107. <br /> <br />The project developer shall disclose to the prospective owners of the lots covered by this <br />PUD Development Plan of the existence of the Shadow Cliffs Regional Recreation Area, <br />of a future staging area and parking area to be owned and operated by the East Bay Re- <br />gional Park on a portion of Old Vineyard Avenue right-of-way, and the proposed City <br />Park to be located on the old landfill site on the south side of Vineyard Avenue. Wording <br />for the disclosure shall be submitted to the City Attorney for review and approval before <br />recordation of the first final subdivision map. <br /> <br />108. <br /> <br />The storm drainage from each lot shall be directed to the street or to an approved storm <br />drain system in accordance with Sections 2907(b)(5) and 7012(d) of the 1988 Uniform <br />Building Code unless otherwise approved by the Director of Building Inspection and the <br />City Engineer. <br /> <br />PUD-O0-O1 (City Council approva0 Page 22 of 28 March 7, 2000 <br /> <br /> <br />
