92. <br /> <br />The width of Court "B" shall be twenty-eight feet (28' 0") measured from face-of-curb to <br />face-of-curb. The northwest side of the street shall have on street parking and a five-foot <br />(5' 0") wide monolithic sidewalk. The other side of the street shall be posted for no park- <br />ing. The cul-de-sac shall be shortened such that the back of the cul-de-sac bulb stops at <br />the easterly side of Lot 34. This change shall be shown on the tentative subdivision map <br />submitted for review and approval by the Planning Commission. <br /> <br />93. <br /> <br />For Section C-C (Vineyard Avenue), the maximum depth of the roadside "V"-ditch shall <br />be six inches (6") unless otherwise approved by the City Engineer. The project devel- <br />oper's engineer shall demonstrate to the satisfaction of the City Engineer that the 10-year <br />storm event is contained within the "V"-ditch. <br /> <br />94. <br /> <br />For Court "A", the median island located in the middle of the cul-de-sac bulb shall be <br />maintained by th ' ' ' <br /> e homeowner s association. <br /> <br />95. <br /> <br />For Section "K-K", there shall be a concrete "V"-ditch located behind the two-foot (2' <br />0") retaining wall. The "V"-ditch shall be connected to storm drain system. This detail <br />shall be shown on the tentative subdivision map submitted for review and approval by the <br />Planning Commission. <br /> <br />96. <br /> <br />Prior to approval of the final subdivision map, the project developer shall post with the <br />City an additional performance bond for all private subdivision improvements not subject <br />to acceptance by the City of Pleasanton. <br /> <br />97. <br /> <br />The water and gravity sanitary sewer mains shall be public and maintained by the City. <br />There shall be individual sanitary sewer and water laterals to each dwelling unit. There <br />shall be a two-way clean-out on the gravity sanitary sewer lateral located at the back of <br />the Public Service Easement. <br /> <br />98. <br /> <br />The project developer shall work with City Staff prior to the submittal of the tentative <br />subdivision map to finalize the location of the sewer pump station serving the Vineyard <br />Corridor. In the event this cannot be located on the Lonestar property, the project devel- <br />oper shall accommodate this pump station on its property. <br /> <br />99. <br /> <br />The storm drain system located outside of the street fight-of-way shall be private and <br />shall be maintained by the homeowner's association. There shall be an overland storm <br />drain release to the Arroyo Del Valle from Court "B". The "V"-ditch located along the <br />back of the lots facing Court "B" shall be concrete and shall be connected to the overland <br />release. <br /> <br />100. The project developer shall provide a twelve-foot wide (12' 0") paved access to any <br /> maintenance holes and/or storm drain inlet/outlet outside the street right-of-way that are <br /> <br />PUD-O0-O I (City Council approval) Page 21 of 28 March 7, 2000 <br /> <br /> <br />
