47. <br /> <br />The project developer shall post address numerals on the building so as to be plainly visi- <br />ble from all adjoining streets or driveways during both daylight and night time hours. <br /> <br />48. <br /> <br />Approved building materials and colors shall be stated on the plans submitted for issu- <br />ance of building permits. <br /> <br />49. <br /> <br />The homes covered by this approval shall be constructed to encourage telecommuting by <br />providing as an option telecommunications infrastructure consistent with state-of-the-art <br />methods, e.g., cabling for DSL service, wiring for total room access, etc. The project de- <br />veloper shall submit with the first building permit application those measures included in <br />the home construction for review and approval by the Planning Director before issuance <br />of the first building permit. <br /> <br />50. <br /> <br />The home designs approved for Lots 30 through 36 may be constructed on these lots pro- <br />vided that the home designs approved with PUD-99-6, -8, -9, -10, and -12 on the Lutz, <br />Gooch, Nevis, McGuire, and Jardin properties are superceded by a new product. Other-. <br />wise, new house designs for Lots 30 through 36 shall be submitted to the Planning Com- <br />mission for review and approval before issuance of a building permit for these lots. <br /> <br />Photovoltaie Systems: <br /> <br />51. <br /> <br />The project developer shall provide to the buyers of the houses covered by this approval, <br />photovoltaic systems as an option. With the building permit plan set, the project devel- <br />oper shall show the installations for each of the buildings covered by this approval to the <br />satisfaction of the Planning Developer before issuance of a building permit. <br /> <br />52. <br /> <br />The project developer shall implement the following measures with the construction of <br />the structures covered by this approval so that the owners can install roof-mounted photo- <br />voltaic systems in the future: <br /> <br />a. Electrical conduit and cable shall be installed from the roof/attic areas to the build- <br /> ings' main electrical panels. <br /> <br />b. Roof trusses shall be "engineered" to handle an additional load of five pounds (5- <br /> lbs.) per sq. ft. beyond that of the anticipated for roofing. <br /> <br />An area shall be provided near the electrical panel for the "inverter" required to <br />convert the direct current output from the photo-voltaic panels to alternating current. <br /> <br />d. A bi-directional electrical meter shall be installed. <br /> <br />These measures shall be shown on the building permit plan set submitted to the Planning <br />Director for review and approval before issuance of the first building permit.
