keeping of livestock, the growing and processing of agricultural crops, and <br />any commercial agricultural practices performed as incidental to or in con- <br />junction with such operations. Some of the impacts associated with agricul- <br />tural use include but are not limited to noise~ odor, dust, chemicals, refuse, <br />waste, unsightliness, use of agricultural equipment, and traffic. Permitted ag- <br />ricultural pursuits conducted in accordance with good practice and mainte- <br />nance are not deemed by the City of Pleasanton to be a nuisance." <br /> <br />41. <br /> <br />With recordation of the first final map covering Lots 1 through 29, 31 through 32, and <br />Parcel "B", the project developer shall pay to the City of Pleasanton fees for City distri- <br />bution to the South Livermore Valley Agricultural Land Trust. The fees would be calcu- <br />lated based on a one-to-one (1:1) ratio between the cost per acre for agricultural ease- <br />ments to the Land Trust and the net acreage of potentially cultivable soils located on <br />lands having less than a twenty-five percent (25%) slope grade. <br /> <br />Building and Site Design Requirements: <br /> <br />42. The house on Lot 33 shall be single-story. <br /> <br />43. <br /> <br />Lot 31 shall be developed with a single-story house. Lot 30 may have either a single- <br />story or a two-story house. This change shall be shown on the tentative subdivision map <br />submitted to the Planning Commission for review and approval. <br /> <br />44. <br /> <br />The project developer shall provide automatic opening sectional roll-up garage doors <br />throughout the project, as approved by the Director of Building Inspection and Planning <br />Director. <br /> <br />45. <br /> <br />The project developer shall implement the "green building measures" listed under the <br />"Green Building Measures for The Hahner Project" with the design and construction of <br />all of the homes covered by this approval. The project developer may modify these <br />measures, e.g., add new measures, or change existing measures if there are other, more <br />effective measures, which can feasibly be done. Additionally, the project developer shall <br />work with City staff to prepare a summary report of the effectiveness of implementing <br />the selected components, including as feasible, the costs and benefits of each component. <br />This report shall be prepared following construction of seventy-five percent (75%) of the <br />project units, with actual energy use data from occupied units, if possible, which shall be <br />forwarded to the Planning Commission for its review. <br /> <br />46. <br /> <br />Private yard lighting shall be designed, installed, and controlled so as not to be pointed <br />directly towards the existing and future "uphill" properties located along the south side of <br />Old Vineyard Road. <br /> <br />PUD-O0-OI (City Council approvaO Page 13 of 28 March 7, 2000 <br /> <br /> <br />
