CITY COUNCIL OF THE CITY OF PLEASANTON <br />ALAMEDA COUNTY, CALIFORNIA <br />ORDINANCE NO. 1826 <br /> <br />AN ORDINANCE APPROVING THE APPLICATION OF <br />MARDEL LLC (DELCO BUILDERS) FOR PUD <br />DEVELOPMENT PLAN APPROVAL, AS FILED UNDER <br />CASE PUD-00-01 <br /> <br />WHEREAS, <br /> <br />Mardel LLC has applied for PUD Development Plan approval to allow the <br />construction of 38 single-family detached homes, construction of a public sewer <br />"lift" station, realignment of Vineyard Avenue, creation of a vineyard/estate site, <br />and miscellaneous public infrastructure including streets, utilities, etc., as <br />stipulated by the Vineyard Avenue Corridor Specific Plan on property located at <br />2287 and 25603 Vineyard Avenue; and <br /> <br />WHEREAS, <br /> <br />zoning for the property is PUD (Planned Unit Development) - LDR (Low Density <br />Residential) and PUD (Planned Unit Development) - Vineyard/OS/MDR <br />(Vineyard/Open Space/Medium Density Residential) District; and <br /> <br />WHEREAS, the property located at 2287 Vineyard Avenue is covered by the Environmental <br /> Impact Report prepared for the Vineyard Avenue Corridor Specific Plan; and <br /> <br />WHEREAS, <br /> <br />at its meeting of March 6, 2001, the City Council approved a Negative Declaration <br />prepared for the development of six single-family detached homes and public <br />infrastructure improvements for the property located at 2503 Vineyard Avenue; <br />and <br /> <br />WHEREAS, at its meeting of February 14, 2001, the Planning Commission recommended <br /> approval of the proposed project; and <br /> <br />WHEREAS, a duly noticed public heating was held on March 6, 2001; and <br /> <br />WHEREAS, <br /> <br />the City Council finds that the PUD development plan meets all applicable <br />requirements of the Pleasanton Municipal Code, the Vineyard Corridor Specific <br />Plan, and the General Plan. <br /> <br />THE CITY COUNCIL OF THE CITY OF PLEASANTON DOES HEREBY ORDAIN AS <br />FOLLOWS: <br /> <br /> <br />
