33. <br /> <br />34. <br /> <br />35. <br /> <br />36. <br /> <br />37. <br /> <br />38. <br /> <br />39. <br /> <br />the plans submitted for issuance of building permits and shall be subject to the <br />review and approval by the Planning Director prior to issuance of building pemaits <br />for the project. <br /> <br />Except for 24 inch box-sized trees required in condition no. 32, all trees used in <br />landscaping be a minimum of 15 gallons in size and all shrubs a minimum of 5 <br />gallons. <br /> <br />Only modular newspaper dispensers accommodating more than one newspaper <br />shall be allowed outside of buildings within the development. The design of these <br />dispensers shall be approved by the Planning Director. Dispensers within the <br />public right-of-way shall require an encroachment permit by the Engineering <br />Depatiment. <br /> <br />Six inch vertical concrete curbs shall be installed between all paved and <br />landscaped areas. <br /> <br />The applicants shall provide root control barriers and four inch perforated pipes for <br />parking lot trees, street trees, and trees in planting areas less than ten feet in width, <br />as determined necessary by the Planning Director at the time of review of the final <br />landscape plans. <br /> <br />Prior to occupancy, the landscape architect shall certify in writing to the Planning <br />Director that the landscaping has been installed in accordance with the approved <br />landscape and irrigation plans with respect to size, number, and species of plants <br />and overall design concept. <br /> <br />Any pnming of the existing trees shall be conducted by a certified arborist familiar <br />with the International Society of Arboriculture pruning guidelines and shall <br />comply with the guidelines established by the International Society of <br />Arboriculture, Tree Pruning Guidelines, current edition, to maintain the health of <br />the trees. <br /> <br />The applicants shall comply with the tree preservation guidelines and <br />recommendations of the tree report prepared by HortScience, Inc. dated January <br />2001. The applicants shall arrange for the horticultural consultant to conduct a <br />field inspection prior to issuance of grading permits to ensure that all <br />recommendations have been properly implemented. The consultant shall certify in <br />writing that such recommendations have been followed prior to issuance of <br />building permits. <br /> <br /> <br />
