In addition, the applicants shall maintain the mulch and new <br />plants installed within the City's Diamond Court right-of-way contiguous with the <br />applicants' southern property line. The applicants shall add mulch and remove <br />weeds and litter as necessary in this right-of-way. The City shall be responsible <br />for maintenance of the existing 77 inch diameter eucalyptus tree located in the <br />right-of-way. Said agreement shall run with the land for the duration of the <br />existence of the structures located on the subject property. <br /> <br />The location of any pad mounted transformers shall be subject to approval by the <br />Planning Director and PG&E prior to issuance of permits by the Building <br />Depa~hnent. Such transformers shall be screened by landscaping or contained <br />within an enclosure matching the building and with corrugated metal gates. All <br />transformers shall be shown on the plans submitted for issuance of building <br />permits. <br /> <br />A final landscape plan and irrigation plan shall be submitted to and approved by <br />Planning Director as part of the building permit plan set prior to issuance of an <br />on-site permit. Said landscape plan shall be consistent with the approved <br />landscape plan plus any conditions of approval, and shall be detailed in terms of <br />species, location, size, quantities, and spacing. <br /> <br />The plans submitted for the issuance of building permits shall be modified to show <br />the new dripline of the 77 inch diameter eucalyptus tree. <br /> <br />The landscape plan shall be modified/revised as follows: <br /> <br />a. Approximately 25 percent of the proposed trees in the eastern and southern <br />planter areas shall be increased 24 inch box-sized trees. Several of the 24 inch <br />box-sized trees shall be positioned in the southern planter area to improve <br />screening of the office building from views at 305 Diamond Court. <br /> <br />b. Groundcover shall be added throughout the southern and eastern planter <br />areas. <br /> <br />c. A double row of evergreen shrubs shall be installed along the back (south <br />side) of the parking spaces in front of the eucalyptus tree. <br /> <br />d. Approximately 10 additional evergreen shrubs shall be planted between the <br />northern edge of the eucalyptus tree dripline and the proposed redwood trees. <br /> <br />The design of said modifications/revisions shall be submitted in conjunction with <br /> <br /> <br />
