<br />Honorable Mayor and Members of the City Council: <br />BACKGROUND <br />The St. John's Place Subdivision (PUD-94-04) was approved with development standards to be <br />in conformance with the R-1-6500 zoning district, although the initial homes were constructed at <br />a higher floor area ratio (FAR) of up to 59.3%. This development has an increased FAR <br />because the lots are smaller than the standard 6,500-square-foot lot related to width and depth of <br />the lots. <br />Several residences within this development have already "filled-in" the vaulted ceiling area as <br />the applicant is requesting, but they were able to do so within the allowable FAR. Since this loft <br />addition would exceed the established FAR, a PUD modification is necessary. <br />SITE DESCRIPTION <br />The site is approximately 4,000 square feet in size and is relatively flat. The rear of the site abuts <br />the front yard of the adjoining lot to the rear. <br />Front view of the existing house. <br />PROJECT DESCRIPTION <br />The proposed modification consists of increasing the allowed FAR to enable the applicant to <br />construct a loft addition where there is currently a vaulted ceiling space within the existing <br />building envelope. The new floor area would not be visible from the exterior of the residence. <br />The only exterior modification would be to the existing clerestory window along the right side. <br />The existing window would be reduced in size and repositioned upward on the wall to allow for <br />the floor to be constructed. <br /> The existing clerestory <br /> window to be modified. <br />SR:05:285 <br />Page 2 <br />
