'\
4E
'- ~
pLEASANTONc City Council
Information Report
October 18, 2005
Planning Department
SUBJECT: PUD-94-04-1M
APPLlCANT/
OWNER: Paul Truex
PURPOSE: Application for a minor modification to an approved PUD development
plan to add a 200-square-foot loft within the existing vaulted ceiling space,
increasing the floor area ratio (FAR) from 59.3 percent to 64 percent, at
the residence located at 4128 Pleasanton Avenue. Zoning for the property
is PUD-MDR (Planned Unit Development - Medium Density Residential)
District.
GENERAL PLAN: Medium Density Residential and Public Health and Safety
ZONING: PUD-MDR (Planned Unit Development - Medium Density Residential)
LOCATION: 4128 Pleasanton Avenue
STAFF RECOMMENDATION:
Information only; no action is required.
SUMMARY:
The applicant has proposed an increase in the allowed floor area ratio (FAR) from 59.3% to 64%
in order to construct an interior loft addition. The proposed interior loft addition would not
change the exterior building envelope except by modifying one of the existing windows. The
PUD modification is site specific and is not intended to be a revised FAR standard for the entire
development. Staffis in support of this request because the addition is strictly internal to the
existing residence and would not result in an exterior expansion to the building.
SR:05:285
Page 1
