Monthly fees generally go up over time <br />with increases in operating cost, subject to oversight by the Continuing Care Contracts <br />Branch of the Department of Social Services. <br />As presently designed, the project will include: <br /> RCFE units <br /> Apartment style 625 <br /> Attached homes style 65 <br /> Total 690 units <br /> Health Center <br /> Skilled Nursing Beds 89 beds <br /> 25 private rooms <br /> 32 semi-private rooms <br /> Assisted LivinglPersonal Care RCFE 76 units <br /> 60 standard <br /> 16 memory support <br />Common facilities will include 60,000 square feet commons club house building <br />(includes multiple food service venues, meeting and activities facilities, administration); <br />8,000 square feet recreation and meeting hall; 2 / 5,000 square feet laundry, maintenance <br />and central plant facilities. Total square feet of improvements will be approximately <br />1,400,000. <br />The independent living units are occupied at about 1.45 residents per unit at <br />opening and stabilize at about 1,25 residents per unit in eight to ten years, The impact on <br />infrastructure of all kinds, including sewer and water, and especially traffic systems, is <br />
