In conjunction with a tentative map application for the 12,000-square-foot lots, the <br />specific details for the street lighting shall be submitted to the Planning Commission for <br />review and approval. In general, the street lights shall be a low-height carriage light <br />design similar to the street lights used in the Bridle Creek Development. Any street light <br />proposed for Planning Commission review shall first be approved by the City Engineer if <br />maintenance by the City is proposed. <br /> <br />Seconds umts above the garages may be a owed up to a total area of 600-square feet. <br />Specific details shall be submitted to the Planning Director for review and approval prior <br />to building permit issuance. <br /> <br />Architecture <br /> <br />10. <br /> <br />Prior to building permit issuance, final building permit plans shall be submitted to the <br />Planning Director for review and approval. These plans, as conceptually shown in the <br />PUD development plan, shall include cot~sistent architectural detailing on all four <br />elevations, detailed information on the use of body, trim, and accent colors, and shall be <br />fully dimensioned. <br /> <br />11. <br /> <br />Prior to building permit issuance, a final fence plan shall be submitted to the Planning <br />Director for review and approval. This plan shall include an open fence design along the <br />rear property lines of the homes that back-up to the open space area to the sooth. <br /> <br />Landscauing <br /> <br />12. <br /> <br />A specific and separate disalosure statement shall be prepared informing all buyers of the <br />requirement to install their front yard landscaping within three (3) months of occupancy. <br />This disclosure shall contain the conceptual landscape plans approved as part of the PUD <br />development plan and shall require that the landscaping that is installed be consistent <br />with these landscape plans~ <br /> <br />13. <br /> <br />Prior to occupancy of each lot, the landscaping located in the planter strip along a lot's <br />frontage shall be installed by the developer. The maintenance of the planter strips shall <br />be the responsibility of the adjacent individual property owners as determined by the <br />Planning Director. The landscaping in the planter strips shall be maintained at all times <br />in good health and vigor and the design shall not be changed, unless approved in <br />advanced by the Plmming Director. This requirement shall be included in the CC&R's <br />for the project and shall be disclosed as part of the separate landscape disclosure <br />statement. <br /> <br />14. <br /> <br />The irrigation for the planter strip shall be connected to the adjacent lot that is responsible <br />for its maintenance by an automatic irrigation controller. The irrigation controller and <br />irrigation tnani~bld shall be configured in such a manner to allow easy expansion by the <br />homeowner for future irrigation needs on the lot.
